The stamp duty holiday might have ended, but the UK property market shows no sign of slowing down.

Asking prices have hit record levels across the UK as the average price of properties coming to market rose by 0.8 per cent, month-on-month, in June. So as investment increases, how can park home and lodge buyers ensure that they are getting the best property for them? Beth Pollard, of House and Home Bespoke, gives her top tips…

LOCATION: Location, location, location might be a cliché, but it’s true. Where the property is makes a big difference. It’s not only about resale potential, but if it’s a location you want to live in. Whether you want a rural escape, village life, or easy access to towns and cities, make sure you think about where your new home is.

HOME SWEET HOME: Don’t just think of it as an investment! Remember that you are going to live there, and so have to be happy there. At House and Home Bespoke we don’t write the standard listing, but instead immerse viewers in the lifestyle they will have if they buy and move to the new home. We want them to get a feel for their new home that goes beyond double glazing and block paving.

VIEW SAVVY: Visit at different times of the day. A property will have a very different feel on a sunny morning than a rainy evening. I’m always happy to show people round more than once,
so they can really get a sense of whether
a home is for them.

BE IMAGINATIVE: If you’re buying a pre-loved park home or lodge model, try to see beyond the current owners. It is always hard not to see the home as it currently looks, but if your style is a bit different to the current way it is decorated, you have to imagine that for yourself. If you’re more sleek and modern than traditional rustic, think about how the property will look once you’ve made your mark on it, or vice-versa. It’s amazing how many great opportunities are passed over for purely superficial reasons.

ASK QUESTIONS: Sometimes people are intimidated by estate agents, and the industry has a reputation for being full of pushy sales people. I take a different approach and encourage all buyers and sellers to view our relationship as a consultative conversation, where I am available to answer any question they might have. Buying a new home is one of – if not the biggest – life events that any of us go through.
